A rare opportunity to buy a spacious, unique and historic wooden off-grid cabin near the pretty village of Ovington, Northumberland. Only half an hour up the A69 from Newcastle and 15 minutes drive from the bustling market town of Hexham with a beautiful abbey, local market, cinema, coffee shops and deli’s and within easy reach of stunning countryside including the world-famous Hadrian’s Wall.

I bought the cabin in July 2020 as a writer’s retreat and have substantially renovated it during this time. Having published my debut novel last year, it’s now time for a new adventure so I’m letting my lovely cabin go and looking to pass it onto someone who will love it as much as I have and be a good neighbour to the lovely community here – a mix of people living full time off-grid and others who also have weekend/holiday cabins.

The property consists of the following …

Front garden which benefits from the morning sunrise and is a lovely place to enjoy breakfast.

Large dining kitchen (2.5 x 4.3 metres) with gas oven and hob and cold water pumped through to sink.

Large bedroom which includes a queen-sized bed.

Spacious lounge (2.7 x 5 metres) leading off from the dining kitchen, which includes a relatively new Marks & Spencer sofa, purple fabric sofa bed, two beautiful John Lewis wool rugs, and cast iron woodburning stove. I also have a new piece of oatmeal wool carpet ready to be laid in this room which is included in the price.

Bathroom (2.0 x 1.2 metres) with modern fittings and water pumped from a barrel in the rear yard.

West-facing Sunroom (4.4 x 2.1 metres) which is a beautiful space to enjoy spectacular sunsets facing out onto a farmers field. Included in here is a unit containing a gas boiler which provides hot water for the bathroom.

Rear yard including a wooden storage shed with a gas-powered fridge with small freezer space (enough for ice cubes for those sundowner drinks!), a generator shed that includes a high powered generator, and a metal shed full of tools.

Electricity is supplied through a solar panel which powers a 12 volt battery. A fresh water supply is available to all cabins at the top of the field and I use a 40 litre aqua roll to fetch my water and attach this to a pump which brings the water through the sink in the kitchen.

When I bought the property it has an old felt roof and nine months ago I had a new tin roof added to make the property water tight.

All furniture, fixtures and fittings shown in the photos are included in the price. In addition, the price also includes: 2 x 47g propane gas bottles; 2 x 12g butane bottles; a gas-powered mobile heater; petrol generator; 40 litre aqua roll; gas boiler; gas fridge (they are like hens teeth); 2 x 12 volt batteries; various tools in the outside shed for gardening and DIY.

Annual ground rent is currently £630 per year and is paid up until end January 2024. As the new owner, you will own the cabin outright and be leasing the plot on an annual rolling basis. There is a site supervisor called Billy who lives in at the top of the track who is on hand for queries and support.
